Questions regarding BUYING

Q: What financing is allowed to purchase?

A: Cash or hard money loans are allowed. On some properties we will allow conventional loans. It will be noted in the remarks if allowed.

Q: Do you have alternative financing options for buying?

A: If you don’t have cash to purchase we do have hard money contacts we can assist with. Using their financing can be the doorway to buy properties for no money down. Refinancing or selling the property later is fine, and prepayment penalties are incredibly rare.

Q: Do you have access to properties we can use for primary residences?

A: These properties are undervalued. What you do with it after close is your business! You can enjoy the equity you have built by making it a primary residence. Alternatively, you can cash out by selling, refinancing and keeping as rental or more.

Q: What is the non-refundable deposit?

A: Nonrefundable deposits are deposits that go towards the purchase price. So when you get to closing you will be credited for the amount of the deposit. These deposits show you are a serious buyer and allow us to take the property off the market and hold it for you. Deposits can be dropped off at The Rent Experts, located at 1509 Government St. Mobile, AL 36604. For directions; turn on Tuttle Ave across from Starbucks, and park behind the five story white building. Take the door at the back of the building and walk thru to the front where the elevators are located. Take the elevators to the fifth floor, and located at the end of the hall is a marked door, The Rent Experts.

Questions regarding SELLING

Q: I need to sell my house fast. How quick can I close and get cash?

A: In a lot of cases we can close in as fast as TEN days! We are flexible and can work with your schedule.

Q: What other options besides buying my home can you help me with?

A: We have qualified renters in waiting looking for rental properties, if you have ever considered renting your home, we can help. We have a full service property management company. If renting isn’t for you, we can assist with getting properties rehabbed for selling at a premium market price. We have lots of options for getting you out of tight situations!

Q: My property needs work? Will you buy it?

A:The short answer? YES! We have purchased properties in all different conditions. Peeling paint? Leaking roof? No problem!
